Summary
Cherry Garden Road is an example of a garage site which has fallen into disuse as local residents prefer street parking close to home and the garages themselves are no longer suitable for modern vehicles. The CHP estate includes many of this type of site and Barefoot & Gilles is involved in a programme of re-purposing them for residential use.
The development of these sites can prove to be a long-term commitment as complexities such as established rights, possessory titles, and parking displacement often need to be resolved.
As a secluded site surrounded by the rear gardens of adjoining properties, the area was susceptible to anti-social behaviour. Development of the site obviated this problem and it now provides 10 new houses and bungalows, parking for a Scout Hall, an area of public open space and illuminated footpaths to the neighbouring junior school.
The history of this project illustrates the complexities of this process; negotiations with the Local Authority were initiated in 2012 with a public consultation in October 2014. A scheme revised in response to local residents’ comments was submitted for planning in 2015. Access rights to adjoining premises were not resolved until late 2017 with work starting in November 2018. Completion was March 20.
